General Terms and Conditions of Villa Appelblaar

These general terms and conditions apply to all reservations, bookings, and stays in our holiday home, located in South Africa - Hoedspruit - Zandspruit Estate 1346
1. Reservation and Formation of Agreement
A reservation made via the website is only final once the (down) payment has been successfully completed and you have received a written booking confirmation from us by email.
The main booker must be at least [e.g. 21 or 25] years old and is jointly and severally liable for all group members throughout the entire stay.
2. Payment terms
Upon booking, a deposit of 20% must be paid via the offered payment methods.
The remaining amount must be credited to our bank account no later than 4 weeks before the arrival date. For bookings made within this period, the full travel sum must be paid immediately.
3. Cancellation by the Guest
In the unlikely event that you have to cancel the booking, the following cancellation conditions apply:
Cancellation up to [e.g. 30] days before the arrival date: you will receive [e.g. 100%] of the travel sum back.
Cancellation between [e.g. 30 and 14] days before the arrival date: you owe [e.g. 50%] of the total travel cost.
Cancellation within [e.g. 14] days before arrival or in the event of a 'no-show': no refund will be given.
(Tip: Make sure these rules resemble what you apply on Airbnb to avoid confusion).
4. Arrival and Departure
Arrival (Check-in): The property is available from 14:00 on the day of arrival.
Departure (Check-out): On the day of departure, you must vacate the property no later than 10:00 AM.
Late check-outs are only possible after prior consultation and for an applicable surcharge.
5. Security Deposit (Deposit) and Damages
We charge a security deposit of €300.
This deposit will be refunded within 14 days of your departure, provided the holiday home is left undamaged, complete, and broom-clean.
Damage occurring during the stay must be reported to the owner immediately. The costs for repairing damage or missing inventory items will be deducted from the deposit or charged separately to the main booker.
6. House Rules and Nuisance
Smoking: Smoking is strictly prohibited in the entire holiday home.
Pets: Pets are [not allowed.
Quiet hours: Between 10:00 PM and 7:00 AM, quiet hours must be respected in and around the home. Parties and gatherings are not permitted.
In the event of repeated disregard of the house rules, the owner has the right to terminate the rental agreement with immediate effect and deny the guests access, without refund of the rental fee.
7. Force Majeure and Liability
The owner is not liable for theft, loss, or damage of any kind to guests' belongings, nor for accidents in or around the property during the stay.
In the event of force majeure (such as extreme weather conditions, utility outages, or government measures) preventing the property from being rented out, the owner has the right to cancel the booking. In that case, the guest will receive a full refund but cannot claim any additional compensation.
